The History of PMRB
March
14, 1959 marked the founding of the Pasay Realty Board by Antonio
C. Doria, Ernesto M. Villamil, Dr. Emilio Ramos and Domingo D. Pascual,
who were recognized real estate brokers in Pasay and Manila. These
five individuals organized the board of real estate brokers in Pasay
and Manila to upgrade the standards of the profession and to better
serve the needs of the public. During its organization, the membership
was increased to nine (9) to include Pascual Viado, Ciriaco N. Montano,
Antonio Timbol and Antonio Leviste. Atty. Crisanto S. Cornejo, a
real estate broker himself, notarized the Articles of Incorporation
of the Board, which was finally incorporated on April 16, 1959 with
Ernesto M. Villamil, Antonio C. Doria, Delfin Eugenio, Dr. Emilio
Ramos, and Domingo D. Pascual acting as incorporators. These original
incorporators eventually became the very first presidents of the
newly-established realty board.
Since then, forty two (43) capable and equally dedicated Presidents
have taken over the Board’s administration, inclusive of the
incumbent President as follows:

In
1960, the Philippine Association of REALTORS® Boards, Inc. (PAREB)
was organized as an affiliate of the National Association of Real
Estate Boards-USA (NAREB), now called National Association of REALTORS®-USA
(NAR-USA). The Pasay Realty Board was one of the nine original Boards
of PAREB, which acted as charter members.[pP]>map-hack starcraft
In
1971, the Pasay Realty Board changed its name to Pasay Board of
REALTORS® and on May 31, 1984 to Pasay-Makati REALTORS®
Board, Inc. (PMRB), a move initiated by that year's president REALTOR®

In
1995, the Board of Officers and Directors led by the late PMRB Past
President REALTOR® Myrna A. Tort finally achieved its cherished
dream of having its official home at the 5th Floor, Parking Building
of Cityland 10, located at 6817 Ayala Avenue, H.V. dela Costa Street,

PMRB
has been active in international as well as national conventions
and conferences. As of today, five of its Board Presidents have
become president of the national organization, PAREB, namely REALTORS®
Virgilio M. Gener (1975-1976), Geronimo J. Manzano (1979-1980),
Filemon N. Saromo (1986-1987), Ernesto M. Villamil (1988-1989) and

PMRB
delegates have attended various NAR conventions in the USA and have
actively participated in international conferences like the FIBCI
Convention in Japan and Switzerland and the APREF Congress in Tokyo,

Likewise,
PMRB has involved itself in the task of nation-building by participating
in studies of current issues related to real estate taxation, land
valuation, human settlements and ecology and other issues essential

In
order to upgrade the standards of the profession, PMRB has conducted
various seminars on the fundamentals of the real estate business
and review classes preparatory to the real estate brokers' examination
being given by the Bureau of Trade and Industry. Incidentally, records
show that a healthy percentage of our graduates have been consistent
topnotchers and have received the highest passing average in the
brokers' licensure examination given twice a year by the said government

While
the Board started out with only five members, PMRB has increased
its membership to over one hundred twelve members, including three
associate members and three honorary members as of April 2004. Since
the organization's main concern is to limit itself to quality members,
strict measures and guidelines are constantly being observed in

As
the Pasay-Makati REALTORS® Board, Inc. (PMRB) looks forward
to the future, it has come to realize that maintaining a competitive
edge in this highly-industrialized society requires the free and
immediate exchange of the latest concepts and innovations that would
help to bring the real estate industry towards a new dimension.

Through
the development of our global access capabilities, we will be able
to monitor the current trends dominating both the local and international
markets and conceive plans for prospective projects based on computer-gathered

Pmrb.com.ph,
our web page which was launched last August, 1997, has served as
the starting point of our worldwide information access. Being the
very first REALTORS® web page in Philippine history, pmrb.com.ph
was conceptualized by a team of avowed computer experts led by 1997
PMRB President REALTOR® Emmanuel H. Bocaling, designed to bring
real time information to all PMRB members via the internet. All
realty-related topics such as zonal valuation, property listings,
the roster of members and the list of incumbent officers and directors
of the Board shall all be readily retrievable by the click of a

In
the next few years, pmrb.com.ph is envisioned to be actively utilized
by all its REALTOR®-members in the hope of establishing a faster
and more cost-effective communication channel that will help bring

But
advancement in the field of global technology must also be combined
with a unifying force to further strengthen the cohesiveness of
the organization. This unifying force is best embodied in the proposed
PMRB Hymn¯ that later developed into a songwriting contest
originally conceptualized by the directorate team of 1999 led by
its president REALTOR® Ma. Theresa Bernadette L. Antonio. [pP]>map-hack starcraft
The
PMRB Hymn¯ writing contest was officially launched last May
19, 1999 and served as the pilot project of the membership committee
with REALTOR® Antonio graciously donating the cash prize of
Ten Thousand Pesos (PhP 10,000.00) for the winner of the upcoming

However,
the duration of the entire competition lasted almost a year and
a half due to the lack of qualified entries worthy of our prestigious
organization. The final judging slated for the latter part of 1999
was inevitably set back for another year. Finally, on September
26, 2000, the board of judges officially declared the winner in
the person of REALTOR® Ma. Lourdes A. Tort, who working in close
collaboration with professional musical composer Ms. Bernadette
Gutierrez, came up with the hymn as we know it today. The awarding
ceremonies was held during the Board's General Monthly Membership
Meeting (GMM), which also marked the official presentation of the
new PMRB Hymn as interpreted by a selected male performer. Henceforth,
the PMRB Hymn continues to be sung on all major functions and activities

In
2003, PMRB became instrumental in lobbying public support for the
creation of definite guidelines regarding the exclusive rights of
each local board belonging to a specific jurisdiction / locality.
The main objective of said campaign was to recognize the need to
safeguard and respect territorial integrity as on-going disputes
among the different local boards vying to conduct activities in
other areas outside the confines of their geographical and political
boundaries continue. This, of course, resulted in numerous petty
conflicts and widespread confusion within the PAREB organization.

The
strong political clamor for clear-cut rules and regulations governing
territorial jurisdiction led to the formation of a PAREB Ad Hoc
Committee on territorial jurisdiction composed of key PAREB officials
headed by then Chairman of the Board REALTOR® Tars D.C. Halili
of the Metro-Angeles REALTORS® Board, Inc. (MAREB). Said committee
was entrusted to hold an open dialogue and consultations with the
various local constituent boards with the aim of creating recommendations
/ proposals on policies regarding territorial responsibility. [pP]>map-hack starcraft
On
December 16, 2003, the National Directorate of PAREB during its
12th Directorate Meeting held at Club Filipino, Greenhills, San
Juan, finally approved the policies governing the territorial jurisdiction
of all local constituent member boards. It was the product of months
of endless deliberations with all the committee members unanimously
guided by one basic principle-"that a local board which has
been created within a specific territory, must have its primary
objective of serving its community where it has been organized."

The
approved guidelines cover the main issues of conflict, such as the
creation of a new local board from an existing local board which
covers two or more cities , first class municipality or province;
official business address of each local board; the conduct of various
activities such as review and seminars for broker's exam, CEP seminars,
symposia, fund-raising activities, fellowship activities, membership
meetings, directorate meetings, among others. [pP]>map-hack starcraft
To
date, the Philippine Association of REALTORS® Boards, Inc. (PAREB)
continues to adopt said guidelines in an effort to promote unity

During
the luncheon meeting of the Makati Business Development Council
(MBDC) last March 3, 2004, Makati City Mayor Jejomar C. Binay announced
the acceptance of PMRB as a member of MBDC. Incumbent President
Rodolfo L. Gorospe, who attended the said luncheon meeting as the
representative of our Board, acknowledged the said acceptance and
thanked Mayor Binay and the members of the MBDC for their trust
and confidence on PMRB. With its membership to MBDC, the board shall
continue to remain a keyplayer in the overall progress and development
